Jade Scape Condominium Sold Over 300 Units On Launch Day
Jade Scape condo Singapore scored really well on the balloting day, and sold over 300 units, which was quite a stunner after the new cooling measures were announced by the Monetary Authority Of Singapore on 5th July 2018. The good result was not expected of, even though Jade Scape itself has really attractive attributes compared to many developments out there for sale, especially in a market now where it is flooded with new project launches, and not even the hard work put out by the various agencies and their agents could justify such a good reception. Most buyers cited the location being one of the best that one can find in Singapore, due to the central locality and yet it is so close to nature when it is of close proximity to MacRitchie Reservoir, and not to mentioned the one fact that not many knows, that Jade Scape is actually surrounded by 5 reservoirs, namely MacRitchie Reservoir, Upper Pierce Reservoir, Lower Pierce Reservoir, Upper Seletar Reservoir and Lower Seletar Reservoir. It is also close to Windsor Nature Park and the upcoming Thomson Nature Park.
One of the most important elements that made Jade Scape so attractive is the proximity to Marymount MRT (Circle Line), which is only about 250m away, and let’s not forget that Upper Thomson MRT (Thomson East Coast Line) will also be up soon serving the residences in the vicinity in 2019, and that is only 600m away from Jade Scape. As we can see, even though cooling measures were introduced, buyers are not deterred from buying properties as they see that the fundamentals in Singapore are stable, and coupled with a project which has so much potential for future appreciation, an average of $1700 psf pricing of the project does not really stop buyers from purchasing their dream home.
Jade Scape Shunfu is a 99 year leasehold condo project situated along Shunfu Road, and it was bought by developer, Qingjian Realty, via a collective sale in 2016. This plot of land was previously a privatised HUDC, named Shunfu Ville. Qingjian Realty went thru a fierce bidding in May 2016 to acquire Shunfu Ville at a price tag of $638 million or $791 per square foot per plot ratio (psf ppr). This plot has a land area of 408,927 sqft and a plot ratio of 2.8, therefore grossing a GFA of 1,144,996 sqft. This is a massive project, given the land size and the plot ratio, and is quite rare in Singapore’s context.
Paul Noritaka of Tange Associate, a world renowned architect is the designer of Jade Scape, and what more can we expect from this award winning maestro, who is also one of a three member team tasked on designing the 202 Tokyo Olympic Aquatics Centre. Jade Scape features 7 blocks of condo towers, 21 to 23 storeys high, and there are a total 1,206 condo units, and Jade Scape layout features one bedroom to five bedroom units, coupled with 6 units of commercial shop to cater to the needs of the residents.
