There has been a lot of talk in recent years about climate change, global warming, and the growing need to protect the environment. It can take years for trees and plant life to regrow and for damage to be repaired. And sometimes damage is irreversible. Kuester Management Group has released a statement to the press regarding changes HOAs can make to decrease their negative impact on the environment and implement more “green” practices.

“Everyone plays an important role in protecting the environment because we all must work together to make a difference,” says Bryan Kuester, President of Kuester Management Group. “HOAs have the potential to create a lot of waste, so by making a conscious effort to reduce paper use, curb electricity, and operate more efficiently, they can contribute to positive changes.”

A lot of paper can go into sending out mailings and notices, updating files, and communicating with members, vendors, and other stakeholders, notes Kuester. By transitioning to paperless options and maintaining more files electronically, it can significantly cut down on paper waste. HOAs should look into providing more information digitally through a community website, communicating via email, and storing documents on the cloud or electronically. There are still some documents that may need to be printed but many can be managed online.

Another option is to look at replacing broken or outdated appliances with more energy-efficient equipment. It can be a little more cost upfront but the savings over time can be noticeable. Plan ahead for these changes by looking at the association’s reserve study and available funds. Also, consider installing motion detectors to control lights and setting thermostats to cooler (or warmer depending on the season) levels when rooms are not in use.

“Recycling has always been a big part of protecting the environment as well,” says Kuester. “Some providers have changed what materials they do or do not accept recently, so make sure the HOA stays up-to-date and communicates these guidelines to homeowners. Also, encourage members to make use of available services, and let them know where they can discard other materials such as electronics or yard waste that may not be included in typical recycling pickup.”

The HOA can also work with its landscapers to cut back on the amount of water used to maintain the grounds. Adjust sprinkler systems to run in the early morning or late evening during the summer so the heat of the sun doesn’t evaporate water before it has the time to soak in. Native plants often require less water as well and are more adaptable to the local climate.

“Some of the same changes that the HOA is implementing can be recommended to homeowners as well,” says Kuester. “There are plenty of ways that members can reduce their own water and energy use, cut back on paper waste, implement reusable materials, and be eco-friendlier.”
